What drives value
Street, school catchment, transit access and even which side of a main road you sit on can swing value more than square footage does.
Above-grade square footage, lot frontage and depth, bedroom count and how usable the floor plan actually is for today's buyers.
Kitchens, bathrooms, roof, windows, furnace and flooring. Recent capital work protects value; deferred maintenance is priced in by buyers immediately.
Detached, semi, freehold town, condo town or apartment — each type moves on its own curve, and condos also carry fees, locker and parking factors.
Interest rates, months of inventory, sale-to-list ratios and seasonality. The same house is worth a different number in February than in May.
Firm sold prices in the last 30 to 120 days are the backbone of any credible valuation. Asking prices of unsold listings prove nothing.
